Property Services

We offer a full management service with an annual contract which can be tailor made to suit all your requirements giving you the peace of mind and confidence your property is being cared for when you are not here.
Your property is given a full inspection every 2 to 3 weeks with a copy of the check list left in the property, and through a unique log on code on our web site you can see your check list at any time.
Additionally, we offer various options for cleaning your property.

Property management

Property management can come in any number of forms. With J&S Property Services we do not believe in tying property owners into contracts that may include services that they do not really require. You can use any, some or all of our services - YOU DECIDE! These include property management, key holding, cleaning & changeovers, swimming pool maintenance and rental management which we can tailor into a package that suits you - this allows YOU the flexibility to see what works best as everyone's needs are different.
We have contact with a number of tradesmen including plumbers, electricians, locksmiths, air conditioning engineers so that in the event of any problems occurring we can act immediately to avoid potential damage to your property.
Whether or not you rent out your property here in Spain we can cater full all your needs.
When renting we offer a full meet & greet service at your property for your guests to enjoy, and make sure they have our contact details should they need us during there stay. We can also arrange a basic food pack with the basic essentials which is a very good idea particularly if they arrive late in the evening when supermarkets are closed.
Below are the benefits and services you would receive by appointing us as property managers:-

  • We will meet and greet your clients on arrival at your property or at a mutually convenient location
  • We will agree with you the "House Rules" for your property to ensure it is cared for when you have guests staying
  • We will complete a detailed inventory check list for your property contents and review this in full after each guest stay
  • In your apartment we will provide a local area information pack detailing local interests, restaurants, beaches etc.
  • 24/7 emergency contact numbers for any issues including doctors, police or personal emergency will be available
  • We will ensure that all appliances are in working order before and after each guest stay
  • We will switch on/off appliances, air-conditioning and heating prior to and after each guest stay (on request)
  • Provision of a grocery pack if specified by your guests - good for late night or Sunday arrivals
  • Picking up and dropping off your guests to and from the airport
  • Watering of indoor plants (outdoor garden maintenance not included)

Property rental

If you have purchased your home with a view to renting it out, J&S Property Services can try to help you achieve higher occupancy and rental income. To compliment your own efforts in renting your property we can also offer you assistance by organising the advertising of your property√ā¬†with online holiday letting and rental web sites, and should you require we will handle all enquiries on your behalf. Additionally, if you decide that this is something you would like us to manage we will advertise your property on our own web site FREE, with the added benefit of a full rental management and calendar system.

Cleaning & changeovers

To ensure that you and your guests enjoy maximum comfort with minimum chores, J&S Property Services provide a cleaning and changeover service.
This is essential in providing clean laundry, a clean home and a fresh and pleasant atmosphere for the duration of you or your guests stay. The services provided in cleaning are split into two distinct areas - cleaning and changeover for you or your guests and spring or builders clean - both are detailed below along with the charge for each service.
These prices (in €) are based on us providing both a pre arrival/post departure clean and this means you pay only once. This also means that you know your property will be received and left by guests/yourselves in the same state of cleanliness.

Pre Arrival and Post Departure Cleaning

Pre Arrival

  • Airing all the rooms in the home
  • Wipe down/dust all surfaces
  • Ensure adequate fresh linen and towels are provided for the property
  • Sweep outdoor terraces/patio areas

Post Departure

  • Clean the property thoroughly including kitchen (oven and hob) and bathroom(s)
  • Remove, wash and prepare fresh linen and towels for the property
  • Clean out the fridge and cupboards of food
  • Empty all trash
  • Clean windows/blinds
  • Sweep outdoor terraces/patio areas

Builders Clean/Spring Clean

On receipt of the keys to your new property it will need to be cleaned from top to bottom to get rid of dust and grime. Also, once or twice per year most property owners like to have their property given a thorough spring clean. The difference in this from the changeover cleaning service above is detailed below:

  • Windows cleaned inside and out
  • Ceiling, walls, doors and skirting wiped down
  • Furniture dusted and wiped
  • Oven and grill deep cleaned
  • All cupboards emptied and cleaned
  • All crockery, glasses, cutlery and kitchen utensils cleaned
  • All bathrooms deep cleaned
  • All floors polished
  • Outside areas thoroughly cleaned and furniture washed


Airport Service

We offer a full Airport collection and return service to both local airports carrying up to a maximum of 8 passengers with luggage.
Alicante Airport is approximately 45 minutes away from the Orihuela Costa with some very good points of local interest along the way. Most of the major Airline carriers use this airport with many different flights arriving from various European destinations daily, although slightly restricted in the winter months.
Murcia (San Javier) Airport is only around 20 minutes from the Orihuela Costa and is a smaller more personal destination for a lot of travellers, and enjoys traffic from many European destinations. This is the smaller of the two local airports although reasonable busy in the summer months, the airport is quieter through the winter but still offers many different flights for many travellers.
